Well-kept holiday home with white façade and garden in Falsterbo
Local hosting in Skanör–Falsterbo

Experience from real operations

Not a call centre. A local host who knows the place.

FalsterboStay was built through more than a decade of hosting our own homes on the peninsula. We know the seasons, guest expectations and the small details that determine whether a home performs well and is cared for properly.

From listing to final check

Six parts that make the rental work

Choose which parts you want to hand over. Before the first booking, we document access, response times, approval limits and who owns each task.

Strategy, listing & launch

Property review, positioning, copy, photography guidance, house rules, digital guest guide and setup on suitable channels.

Pricing & availability

Ongoing rates, minimum stays and calendar decisions based on seasonality, demand, the Horse Show and your own dates — within approved parameters.

Guest journey & communication

Enquiries, booking information, check-in and checkout, reviews and urgent support during active stays.

Cleaning, linen & quality checks

Coordinated changeovers, clear checklists, linen, supplies and photo-documented checks when the home is ready for the next guest.

Property care, damage & maintenance

Local oversight, first-line troubleshooting, damage documentation and contractor coordination. Work above the agreed limit needs your approval.

Distribution, reporting & improvement

A coordinated calendar, direct-booking support and a clear monthly view of revenue, occupancy, average rate, costs and next improvements.

Presentation and care should meet the same standard — for every stay.

Three ways to work together

Start where support makes the biggest difference

No two homes or owners need exactly the same arrangement. Scope and fees are therefore agreed after an introductory call and property review.

Digital operations

Flexible co-host

For owners who want to remain active hosts while handing over the daily screen work.

  • Listing, pricing and calendar
  • Guest messages and booking flow
  • Reviews and monthly reporting

You or your local team handles cleaning, access and the property on site.

On-site rental management

Full service

For owners who want one local contact to coordinate the journey from enquiry to final check.

  • Everything in flexible co-hosting
  • Cleaning, linen and arrival coordination
  • Oversight, restocking and maintenance coordination

You retain visibility and decisions; we keep the daily operation moving.

With or without guests

Property care

For homes that stand empty for part of the year, whether or not you rent them out.

  • Photo-documented inspections
  • Keyholding and contractor access
  • Storm, moisture, frost and arrival checks

Combine it with rental management or use it as a standalone service.

A management fee should be easy to understand.

Management fees, cleaning/linen, and external purchases or contractors are shown as separate items. The calculation base, VAT, approval limits and possible extras are set out before we begin.

How we begin

From first conversation to first guest

  1. 01

    Goals & owner dates

We discuss the home, when you want to use it and how involved you wish to remain.

  2. 02

    Visit & assessment

We review the property, safety, operations and what needs to be in place.

  3. 03

    Clear proposal

You receive the scope, responsibilities, process, costs and onboarding plan in writing.

  4. 04

    Launch & review

We set routines, the calendar and guest information, then follow up on performance and quality.

Your home. Your boundaries.

Full visibility without the daily workload

Our guiding principle is simple: you retain ownership of the listing, data, reviews and payout flow. We receive only the access and authority needed for the assignment. Any exception, such as a direct-booking flow, is set out clearly in the agreement.

  • Reserve owner dates whenever you wish
  • Set minimum rates and house rules
  • Approve spend above a fixed limit
  • See bookings, costs and exceptions clearly reported

Get it right from the start

A rental-ready home is more than an attractive listing

Before launch, we work through a shared checklist. We help identify gaps and coordinate remedies, while regulatory decisions and responsibility remain with you as the owner.

  • Housing-association or landlord permission where required
  • Written insurance cover for recurring short-term rentals
  • Smoke alarms, fire equipment, evacuation and emergency information
  • Tax, VAT and reporting for your circumstances
  • Booking terms, privacy and secure handling of guest data

Read current Swedish guidance from the Swedish Tax Agency, the Swedish Courts, Vellinge Municipality & the Swedish Authority for Privacy Protection.

The checklist is practical guidance, not legal, tax or insurance advice. Rules and individual circumstances can change; the owner remains responsible for meeting current requirements.

Frequently asked questions

What homeowners usually want to know

Do I need to hand over the whole rental operation?

No. Choose individual services, digital co-hosting or local full service. Responsibilities are documented before we begin.

Can I still use the home myself?

Yes. You control availability and reserve your own dates. We plan pricing and stay length around the weeks you actually wish to rent.

Who receives the guest payout?

Our guiding principle is that the payout goes directly to you where the channel supports it. Any exception and every fee is explained in the agreement.

Which booking channels do you use?

We select suitable channels and direct-booking options for the home and its guests. One coordinated calendar reduces double-booking risk.

Can you guarantee occupancy or rental income?

No. We actively improve presentation, pricing, availability and the guest experience, but demand and results vary. An estimate is indicative, never a guarantee.

What if something happens during a stay?

Full service includes a local contact for urgent issues during active stays. Exact cover, response time, authority and spend limits are written into the agreement.

Where do you offer the service?

We are starting in Skanör, Falsterbo, Ljunghusen and Höllviken. Proximity is part of the quality, so each home is assessed for location and practical fit.

A calm first step

Start with a no-obligation owner call

Tell us briefly about the home and how you want to use it. We can then see whether we are a good fit and what level of support makes sense.

The first call is free and carries no obligation. We provide a proposal only after understanding the home and scope.

Helpful to include

  • Town or address
  • Property type and sleeping capacity
  • Roughly which weeks can be rented
  • Existing listing, if there is one
